Baileyfield Hotel marks an entrance point to the Portobello town. This seven storey high landmark building cannot be passed unnoticed. A copper clad sculptural top floor leans six storeys above building's main entrance. Both sides of this interesting object are carved out and infilled with clear structural glass to provide unforgettable views over the Firth of Forth, Arthur's Seat and Calton Hill. At night this glowing heart of the hotel attracts attention and proves that Portobello is an active and lively part of Edinburgh.

The Hotel's facilities are designed to provide a four star rating under AA classification, European Hotelstars Union standards and Scottish Tourist Board guide.

Baileyfield hotel’s facade consists of a deeply considered selection of materials. The Majority of the ground floor is constructed in brickwork reflecting site’s history and heritage of clay pits which existed here from nineteenth century until the 1930's. This product was also selected for its robustness and resistance to vandalism. All public areas are fully glazed with an aluminium curtain walling system. 

The top level of the building with its futuristic restaurant is clad with copper - a noble material reflecting the building’s function and standard. The restaurant is glazed with a structural glazing system which helps maximizing views from inside as well as assists in forming the iconic and eye- catching sculptural shape of top floor.

A large portion of sixth storey is covered with a green roof providing a habitat for birds, insects and wildlife. All the above materials were selected with sustainability in mind and achieve A and A+ ratings in BRE Green Guide.

Precast twin-walls with lattice girder slabs form typical guestroom floors. This method of construction is fast and cost effective. It also provides good accuracy for prefabricated elements, sound control, fire resistance, robustness, thermal mass, durability and high quality finishes. The top floor in the feature restaurant area is designed as a steel frame with lightweight SFS framing infill.  The top floor’s projecting slab is of in-situ concrete supported by six storey high concrete columns.
